Live in a Flat? You Can Still Get an EV Charger.

One of the biggest myths in the EV world is that you need a detached house with a driveway to charge at home. It's not true, and in 2026, the options for flat owners, leaseholders, and renters are better than they've ever been. Yes, there are extra steps involved. But with the right approach (and the right installer), home EV charging is absolutely achievable, even without your own driveway.

The Challenge

Let's be honest about why charging in flats has historically been tricky:

  • Permission is required. Leaseholders need formal written consent from the freeholder or property management company.
  • Communal areas. Cable routing often needs to pass through shared spaces.
  • Electrical infrastructure. Older buildings may need supply upgrades.
  • Cost complexity. Longer cable runs and civil works can push prices up.
  • Decision fatigue. Too many stakeholders, not enough clarity.

According to EVA England, three-quarters (74%) of flat dwellers say access to EV charging is a factor in where they choose to live. The demand is there. The infrastructure just needs to catch up.

What Grants Are Available?

The government has specific grants designed for flat owners and renters:

From 1 April 2026:

  • Chargepoint grant for renters and flat owners, up to £500 per socket (increased from £350)
  • Infrastructure and chargepoint grant for residential landlords, up to £500 per socket, with up to 200 sockets per building

For landlords, the maths is compelling: installing EV charging adds tangible value to the property and makes it far more attractive to the growing number of EV-driving tenants.

How to Get Permission

This is the step that trips most people up. Here's what you need to do:

  1. Write a formal request to your freeholder, property manager, or landlord. Explain what you want to install, where, and why.
  1. Include details of the grant. Showing it's largely funded by the government removes a major objection.
  1. Propose a site survey. An OZEV-approved installer can assess the building and provide a professional plan.
  1. Reference Building Regulations. All installations must comply with Part P (electrical safety) and the installer handles this.
  1. Be patient but persistent. Some management companies take time to approve works in communal areas.

If your request is refused, know that EVA England has been campaigning for a formal "right to request" charging for tenants and leaseholders. While this isn't yet law, awareness is growing and the direction of travel is clear.

Practical Solutions for Flats

Several approaches work well for apartment buildings:

  • Dedicated bay chargers. Wall-mounted units installed in allocated parking spaces, connected to the resident's meter or a communal supply.
  • Communal charging hubs. Shared chargers in the car park, managed via an app with usage billed to individual residents.
  • Fully funded solutions. Providers like ChargeGuru cover all infrastructure costs and handle grant applications, with residents paying only for the electricity they use.
  • Lamp-post and on-street chargers. For flats without any car park, local authority on-street solutions are expanding rapidly.

What About Underground Car Parks?

Underground car parks present additional considerations:

  • Wi-Fi signal. Most smart chargers need an internet connection; some units offer 4G backup.
  • Ventilation. While EVs don't produce exhaust fumes, electrical safety standards still apply.
  • Fire safety. Your installer will ensure compliance with all relevant building regulations.
  • Cable management. Trunking and conduit solutions keep installations neat and safe in shared spaces.
